No hot water at all

A burnt-out heating element or a failed thermostat. On a scaled element this is the usual end point, and both parts are inexpensive.

Water lukewarm, never properly hot

Heavy scale insulating the element, or a thermostat that has drifted low. Descaling often restores full performance.

Heater trips the breaker

The element has failed to earth, or moisture has reached the terminal cover. This is a genuine electrical fault, not a nuisance trip.

Water leaking from the unit or ceiling

A corroded tank, a failed pressure-relief valve, or perished connections. Isolate the supply and call — ceiling units can damage a lot before anyone notices.

Rumbling or popping noises

Scale on the tank base trapping water underneath, which boils and pops. A sign the unit badly needs descaling.

Hot water runs out very quickly

Scale has reduced the usable tank volume, or the lower element on a twin-element unit has failed.

what actually goes wrong

Scale is the whole story in Dubai

Dubai's water leaves mineral deposits that build on the heating element and the base of the tank. A scaled element has to run hotter to transfer the same heat, which shortens its life, raises your electricity use, and eventually causes failure. Descaling and flushing a heater every couple of years is a small job that meaningfully extends its life. When we replace an element we always flush the tank at the same time, otherwise the new element scales up just as fast.

Ceiling-mounted heaters and why leaks get expensive

Many Dubai apartments have the water heater concealed above the bathroom ceiling. It is out of sight, so a slow leak from a corroding tank or a weeping pressure-relief valve can soak the ceiling and cabinetry for weeks before anyone notices. If you see staining on a bathroom ceiling, have it checked rather than waiting. Access panels make servicing far easier, and we can advise on fitting one if yours has none.

The pressure-relief valve is not optional

Every storage heater has a pressure-relief valve, and it is a safety device. People sometimes cap a dripping valve to stop the noise, which is dangerous — the valve is dripping because it is doing its job, and blocking it removes the tank's protection against overpressure. A dripping valve needs replacing, not plugging.

Repair or replace a leaking tank

Elements, thermostats and valves are all worth repairing. A tank that has corroded through is not — the tank is the appliance. If we find the leak is coming from the tank body rather than a fitting, we will tell you plainly that replacement is the only sensible option, and we can supply and install the new unit.

What the repair will cost

We do not publish a fixed price list, because quoting a number before seeing the fault would be guesswork. Here is what actually moves the price, so you can judge whether a quote you are given is fair.

  • Which part failedThe biggest factor. Sensors, switches, seals and elements are inexpensive. Compressors, motors and control boards are not.
  • Genuine or compatible partOriginal manufacturer parts cost more and last longer. Where a genuine part is discontinued we tell you and let you decide.
  • Home visit or workshopMost repairs finish at your home in one visit. Bench work adds collection and return, quoted up front.
  • Built-in or freestandingIntegrated units take longer to remove and refit correctly, which adds labour time.
  • Age of the applianceIf a repair would cost more than about half the price of a new unit, we tell you to replace it instead.

For water heaters, an element, thermostat or pressure-relief valve is inexpensive, with a descale and flush done at the same time. Pipework repairs are mid-range. A corroded tank cannot be repaired and the unit has to be replaced.

Why is there no hot water from my geyser?

Usually a burnt-out heating element or a failed thermostat, and in Dubai the underlying cause is nearly always scale build-up. Both parts are inexpensive, and we flush the tank at the same time so the new element does not scale up immediately.

My water heater trips the electricity.

That means the element has failed to earth, or moisture has reached the terminal cover. It is a real electrical fault. Leave the heater isolated and call us to test and replace the faulty element.

There is a wet patch on my bathroom ceiling.

Have it checked promptly. Concealed ceiling-mounted heaters can leak from a corroded tank or a failing pressure-relief valve, and because the unit is out of sight the damage often spreads before anyone notices.

How often should a water heater be descaled in Dubai?

Roughly every two years for a household unit, and more often if you have noticed longer heat-up times or rumbling noises. Descaling extends element life and reduces running cost.

Can a leaking water heater be repaired?

It depends where the leak is. Fittings, connections and pressure-relief valves are all repairable. If the tank body itself has corroded through, the unit needs replacing — we will tell you which you have.
